Landholdings are generally thought of as either registered or unregistered. In the case of registered land, the boundaries are defined by the Land Registry title plan. It should, however, be noted that the Land Registry only records their interpretation of the boundary descriptions that are found in the pre-registration conveyance deeds. At the bottom of the Title Plan will be the phrase ‘Land Registry can only record their interpretation of the boundaries descriptions that they find in the pre-registration conveyance deeds’. In the case of unregistered land the boundaries are defined in the earliest conveyance deed or transfer deed relating to the land in question.
