Letting Agencies
If you are thinking about renting out a property for the first time or if you are already a landlord but finding managing your tenants too time consuming, using the using the services of a letting agent can be helpful.
Services of letting agencies will vary but usually they will offer different services to suit the varying needs of landlords; tenant finding only, tenant finding and rent collection only or a full management service that includes tenant finding, rent collection and property management. The costs are usually a percentage of the rent plus VAT and some agencies charge more than others.
Appointing an Agent
Before appointing an agent it is advisable if you can meet at the property so you can get an accurate rental valuation, discuss the lettings market and the type of tenants the property should be marketed at and if it is to be let furnished or unfurnished.
It is important to check the detail of the scope of the service the agency says it will provide. For example, you may be charged extra for tenancy renewal agreements, admin, inventories, property inspections, shopping on your behalf to replace broken goods, project management of major works and non-essential repairs. If you are considering using a letting agent you must ask for a written schedule of all the costs and charges and what is and is not included in the service you require. This is sometimes called a Fee Schedule.
When you have all the costs, it is a good idea to work out your rent, say over 12 months, add up all the letting agent’s costs for the same period, remembering that you are likely to have repairs and maintenance costs and probably pay tax on profits. You can then calculate the return on investment and decide if you wish to risk managing all or part of the property yourself or if you would rather an agent did it on your behalf.
The Association of Residential Letting Agents (ARLA) is a professional regulatory body for letting agents and letting agencies within the UK. To become a member agents or agencies must have certain knowledge and experience and follow a strict code of conduct. If Agents or agencies are ARLA members they will usually advertise this fact but if in doubt you should ask. At the moment residential agencies or agents do not have to be a member of any organisation or professional body, they may have a wealth of experience and also be extremely professional and need not be discounted because they are not ARLA members. It is up to you who you decide to appoint.
Your responsibilities as a landlord
There are many safety aspects to consider if a property is rented out and you must make sure you cover all of them. A good agent will be able to advise you on what these are and what you should have certificates for. For example Energy Performance Certificates (this lasts to 10 years), Electrical Landlords Report (this should be done every five years or after the end of every tenancy in case during the tenancy an electrical feature has been damaged) , annual gas safety checks and follow fire safety regulations such as fire resistant soft furnishings (if you are letting it furnished).
